Let me rant a tad, as I've been away and have some stuff to say . . .

I'm selling a house. Click here

I am offering this house at $80.64 a square foot, not a bad deal. On top of that, I'm giving them $4,000 for new flooring in their choice of color. New paint in and out . . . oak trim throughout the home . . . brand new windows . . . outdoors AC unit only 6 years old . . . I'm trying to make someone a great deal on a nice little house.

Anyway, I walked these folks through my house, showing them all the good stuff as well as the warts. Direct quote from TMML: "The roof is the original. Single layer. This house is 17 years old." We agreed on my advertised price of $125,000 (a STEAL of a deal) and shook on it. I took the sign out of my front yard. They said they wanted to have the home inspected, which I think is a smart thing to do. It was inspected.

The dude called me the next day and said something to the effect of: "The inspector said the roof's old and in need of replacement. We're trying to decide whether or not to offer you $122,000," to which I responded, "We agreed on a price based upon certain things, one of which was that the roof is the original. I am not coming down on the price in order to pay for a 20 year roof that I'll live under for 20 days. I'd just as soon have the new roof put on myself and up the price. If I'd misrepresented the roof as new, I could see it, but as it is I think the agreed-upon price is the sale price."

Yesterday a fat-assed AC guy came by to inspect the AC. Let me guess . . . the %%%%%%% will call today and inform me that my upstairs AC unit is the original and he may want to offer less.

It's like this: I have had so many calls on this house it ain't even funny. The <$150,000 market for houses is in fact a seller's market, not a buyer's. I took my sign down and no less than three people called me within a day asking about it. I showed it to some of them and they were quite pleased with the deal. In fact, one family did their own roofing and they REALLY wanted this house.

I intend to take no %%%% from these people (she mentions that "her brother's an attorney" almost every time we talk . . . I'm always VERY impressed ), and I am about a half a frog hair from telling her to bite my skinny, hirsute (got to use that word again!), 1/2-cajun, tanless ass.

There's a really crappy one Right up the street that she's more than welcome to look at. No dining room, roof missing shingles, no carpet allowance, old paint, old windows, been empty to over a year, etc.

it's always good to have a crummy house down the street for sale; lots of people don't realize good when they see it until they see bad.

and then the bad goes for $5 less than the nice house.

I've been video game "clean" for years, and now this thing comes along. Addicitive son-of-a . . . I swear, I could sit and do touch-and-gos at my local airfield all day long. Spectacular.

Landry, are you serious? A 3 bedroom, 2 bath house for $125K? That's 80K Euros ... 50% less than I paid for a 2 bedroom apartment in a 20-unit building (it's in Germany, directly on the Swiss border, 30 minutes north of Zürich).

A lot of the pricing is location.

Not to say it's bad per se, but in the central US it's a lot cheaper for equiv real estate elsewhere.

Besides Denver, most places between the mountains aren't that expensive.

I remember back in college at the small college town, one landlord bought a house for $25,000 with a 1/2 acre lot.

Wasn't much of a house, but still, to buy a house back in the late 80's for that kind of money describes how bad ecnomically it was.

Stupid technology, my GPS guidance system failed today, I'll lose most of my day tomorrow installing a new unit. I guess if I had to find a bright side to this whole mess it would be that the weather sucks, so that is going to delay the work anyway.

Yes, serious. A STEAL of a DEAL. In this area, houses at this level of fit and finish easily sell for around $90 a square foot. You put this house in the city (the decent part, not the ghetto) and it'll easily fetch $100 a squre foot + some extra for the lot. You put it in hoity-toity Germantown (where all the "rich" people flaunt their credit) and it'd be worth almost what I'm paying for my new house ($300K+). It's a nice place for a great price. I actually hate to leave it, but we need more space.

I'll post some info on the new one once we get closer. I don't want to jinx myself by posting about it. Knowing my luck it'll burn as soon as I post it, or some other joker will come buy it out from beneath me.

Here's a few details:

3400 square feet
2 acres
Country setting
On one side, there's a street . . . on two sides, other folks' back yards . . . on the last side (this is sweet), about 6 acres of undevelopable flood plain, heavily wooded, with a creek. Can you cay "Dirtbike for Daddy and Baby Girl"??
The house is full brick, hip roof, lots of extras, low maintenance design (a small amount of vinyl siding outdoors to paint . . . marble windowsills, etc. for ease of interior maintenance)
This builder built well. 1X8s for roof decking, good-looking lumber, roof rafters on 16" centers, floors on second level won't creek, even when I do my Indian Dance . . . I've got my fingers crossed.

Like I said, I'll post pics if the deal goes through.

Yep, location is everything. My son had a 2400 ft.brick,3 bedroom, 2 bath, covered patio, water well, fireplace, 2 car garage, etc... on a real nice 4 acre tract w/ lots of trees and no restrictions for 124K in 2006.

I forgot to mention he had it built. He hired a local GC to oversee it. Only thing he did was the excavation himself.

%%%% my bike is going to be out of commision for another week, three day weekend and my wife just planned the whole thing for me and I don't want to do any of it and my only escape is going to be riding the 250 I bought for her.
