What's odd about our market is, if my house were located in Memphis, it would be worth twice that easily. Put it in Germantown (our local hoyty-toyty "I paid too much for all this %%%%" town) it'd be worth four times that.

As it is, the smart folks here buy where the money is bigger and the looky-loos buy where they think everyone wants them to buy. "I live in Germantown. Someday I'll buy furniture."

What is good about this morning? I have to go to work today. %%%%, %%%% %%%% %%%% (Insert your favorite 4 letter word)

Well, snow on and off and 32-36°F be damned...

...I, the wife helped some.....spent five and a half hours laying fake trim in the yard around half the house, put up resin fencing around a 2 1/2 foot by 14' outcropping the bedroom sticks out from the rest of the house, moved/lay-ed 18 bags of mulch inside the trim, around said humble abode...spreading it around with the rake....then took some Tylenol.

Showered, took the kid to the store, came back, vacuumed, fed said kid, and here I am.

Now since no one on the forum this morning warned me of the pain I now have in my left forearm/left hip and the throbbing notch in my lower back....

.....I've decided to charge the cost of the pain reliever to TRAPPER'S M-J account.

OK, break period over......now to the disches, 4th load of laundry, THEN collapse in front of the TV....AFTER I argue with the young-in that he can finish watching "CARS" tomorrow....wish me luck.

27 degrees is nothing.. just had to wait until the potential frost is off the roads and then i'm good to go. I think the lowest i've ridden in is 20 degrees but I don't want to turn this into a pissing contest. Can't remember which member it was but he rode in like -50.. I got nothing on him
